For those of us who search OC Homes for Sale on a regular basis, it may be that the area or neighborhood's cultural diversity is an important factor in determining future value. In a positive way.
If you find this to be an important part of your home search criteria, be aware that how the neighborhood appears today, or how the cultural mix is dispersed, that it could change over time. Especially with Orange County, California real estate, the faster an area grows, the quicker that area's diversity could get out priced over time. California has many examples of this happening through the years, especially those towns that border major cities.
When Trulia real estate expert Jed Kolko examined the most diverse zip codes in the U.S., he found they not only saw faster population growth in the last year but also saw housing values rise more than others.
